Niobrara Mineral Rights

Most people talk about the Niobrara as a Colorado play, but it crosses the state line into Laramie and Goshen counties, and the mineral ownership up here is priced differently than it is south of the border.

Cheyenne is the county seat of Laramie County, and Torrington is the county seat of Goshen County to the northeast. The DJ Basin's Niobrara chalk runs south from here into Colorado, but the northern edge of the play — the Silo Field near Cheyenne and acreage around Hawk Springs and Chugwater — has its own drilling history going back to the 1980s, well before the horizontal boom made the Niobrara a household name further south.

Because this is the flank of the play rather than the core, well results here vary more section to section than they do in the thickest part of the chalk down in Weld County, Colorado. That makes local production history, not only the play name on a map, the thing that actually sets what your minerals are worth.

Silo Field and the Older Vertical Wells

Silo Field, straddling the Wyoming-Colorado line in Laramie County, was one of the first places anyone drilled the Niobrara chalk specifically, with vertical wells going in during the late 1980s and early 1990s. A lot of those original wells are long since stripper production or plugged, but the field proved the chalk would produce here, and it's part of why operators came back decades later with horizontal technology aimed at the same rock.

If your family's minerals trace back to a lease from that earlier vertical era, the original lease terms and even the original well may still be relevant to your title, even though the economics of the play have completely changed since then. We look at both the old lease history and current activity nearby before pricing an interest like this.

The Railroad Checkerboard Reaches Cheyenne

Laramie County sits right on the original Union Pacific transcontinental line, which means the checkerboard pattern of alternating private railroad sections and federal sections runs directly through some of this acreage. It's the same 1862 Pacific Railway Act grant that checkerboards the Powder River Basin further north, just at the other end of the line. A section a few miles from Cheyenne can be entirely private minerals while the section next to it is federal, with no visible difference on the ground.

That matters here specifically because a horizontal Niobrara well can be permitted to drain both a private and a federal section in the same unit, which means your royalty deck might include both privately negotiated and federally set terms depending on exactly which section your minerals sit in. We verify that against county plat records before quoting a number.

Flank Position Changes the Math

The core of the Niobrara chalk thickens and gets more consistently productive as you move south into Colorado. Up here on the Wyoming side, the chalk is thinner in places and well results have more spread between a strong producer and a mediocre one. That doesn't mean your minerals are worth less on principle, but it does mean we weight nearby actual well performance more heavily than basin-wide averages when we evaluate a Laramie or Goshen County tract.

Goshen County, further from the historic Silo development, has seen less drilling overall, so acreage there is priced more on lease bonus and permitting trends than on an established royalty stream for most owners. If you're in Goshen County with undeveloped minerals, that's a normal position for this part of the play, not a sign your acreage is worthless.

From there we look at any producing wells on or near your section, whether from the original Silo-era verticals or newer horizontal work, and current permitting activity in the area.
